Builders in our region—from Burlington and Oakville to St. Catharines and Welland—have learned that they can hold firm. Upgrades add up fast. What looked like a competitive price at pre-construction suddenly doesn't feel that way when you factor in the premium finishes, landscaping, and site improvements you actually want.

You're not waiting two years to enjoy the property—you're living in it immediately.
From a negotiating perspective, resale homes have room to move. Yes, the market in Halton and Hamilton has been competitive, but unlike new builds where the builder sets a fixed price, resale prices reflect real market dynamics. I've negotiated significant concessions—closing cost credits, inspections, chattels, and even price reductions—when the property has sat longer or the sellers are motivated.
There's also the Ontario land transfer tax to consider. Yes, it applies to both new and resale in our region, but on a resale property, you at least know your true all-in cost upfront. With new builds, those surprise upgrades and builder incentives can shift your actual purchase price dramatically.
The Hidden Costs Nobody Talks About
New build buyers often underestimate closing timelines and costs. Builder deposits are typically 20%, sometimes more. You're tying up serious capital for months. And if your financing falls through—rare, but it happens—you're in a tough spot. Resale offers more flexibility because you control the closing date within a negotiated window.
