Ask them specifically how they'll generate buyer interest in the first two weeks, when buzz is highest. If they can't articulate a real marketing strategy, move on.
How Will You Handle Land Transfer Tax and Closing Details?
Ontario sellers often don't realize they're on the hook for understanding certain regulatory steps. Your agent should walk you through the Land Transfer Tax (unless you qualify for an exemption), explain how status certificates work if you're selling a condo in St. Catharines or Niagara-on-the-Lake, and outline the conditions of sale that protect you. If you're selling in Brantford or West Brant, a solid agent will make sure your closing timeline is realistic and that you understand what's expected at signing. They should also flag any issues early—a title problem, a septic inspection, property tax discrepancies—so nothing blindsides you on closing day. This is where experience saves stress and money.
What's Your Track Record in This Market?
Ask your agent directly: How many homes have you sold in the last year? What was the average days on market? What percentage sold close to asking price? If they've sold five homes in Halton in the last twelve months versus fifty, that's a huge difference. You want someone with recent, active experience in your area. You should also ask for references from past sellers—people who've actually used them. A REALTOR® with a strong track record won't hesitate to share that information. If they're vague or reluctant, that tells you something too.
