These metrics matter because they reflect an agent's ability to accurately price a home, market it effectively, and negotiate on your behalf. In our Ontario market, where every property tax assessment and status certificate can influence buyer confidence, an agent's track record with similar homes in your neighbourhood tells you everything about their competence and market credibility.

When I've sold homes in Ancaster, for instance, I understand the premium that character properties command—and the specific inspections and conditions buyers want to see satisfied. That's local expertise money can't buy in an online review.

Market Knowledge Goes Deeper Than You Think

Finally, you need to feel confident in the person representing your family's financial interests. Do they listen to what you want, or just push their own agenda? Do they return calls promptly? Do you sense integrity in how they answer tough questions?

Selling your home is personal and significant. The right agent isn't just someone with a license—it's someone who brings local knowledge, proven results, genuine communication, and your best interests to the table.
